Hard Water Stain Removal

Hard water staining is one of the most expensive — and most preventable — problems on a commercial building. Years of irrigation overspray, A/C condensate runoff, sprinkler bleed, or untreated rinse water can leave a calcium and silica film that ordinary cleaning will not touch. Replacing affected glass can cost tens or hundreds of thousands of dollars. Salt Line Building Group's restoration program saves most of that.

Diagnosis first

Not every cloudy pane is restorable. Some stains are surface deposits; some are etched into the glass itself. Our technicians evaluate each pane, identify the type of staining, test a small section with the gentlest effective system, and only then commit to a full restoration scope.

  • Mineral deposit (Stage I) — surface calcium/silica film, typically restorable
  • Light etching (Stage II) — early bonding to glass, restorable with chemical and abrasive systems
  • Deep etching (Stage III) — pitted or fogged glass, typically requires replacement

Restoration systems we use

We carry multiple chemistries and abrasive pad systems to match the glass type. Coated, tempered, and laminated glass each have different tolerances, and the wrong system can permanently haze a coating.

  • Acid-based mineral dissolvers (CeO/HF-free options available)
  • Cerium oxide polishing for light etching
  • Diamond and resin pad systems for deeper deposits
  • Protective coatings to prevent re-staining

Prevention plan

After restoration, we recommend an irrigation audit, drip-line corrections, and an optional hydrophobic glass coating program that resists future mineral bonding and extends time between cleanings.
